Guide
Hiring a handyman for your acreage
Gates, decks, doors, drywall and the shop shelves: here's a plain-language checklist for getting the odd jobs done well, with the Alberta rules on estimates, licences, WCB and permits.
- Write the list, then get it in writing
- Licences, insurance and WCB
- Know when you need a tradesperson or a permit
- Fences, posts and digging
- Paying for the work
Write the list, then get it in writing
- Walk the house, shop, barn, fences and gates and write down every small job. One visit for several jobs is usually better value than several trips out to the acreage.
- Get written estimates from more than one business. Alberta's consumer tips say an estimate should describe the work and the materials, give start and completion dates, itemize the costs and the total price, and state any guarantees and how you'll pay. Alberta: hiring a contractor
- Be careful with anyone who knocks on your door with a special price, quotes without seeing the job, or wants a large down payment for materials.
Licences, insurance and WCB
- A business that agrees a repair or improvement job with you at your home (not at its own place of business) and takes money before the work is finished is a prepaid contractor. It must be licensed by Service Alberta and post a security. Alberta: prepaid contracting licence; Service Alberta: find out if a business is licensed.
- Ask to see a certificate of liability insurance. Get a WCB-Alberta clearance letter before you hire and before you release payment: if the contractor hasn't paid their WCB premiums and you don't have a clearance letter, you may be liable for them. WCB-Alberta: clearance letters
Know when you need a tradesperson or a permit
- Building, electrical, gas and plumbing work falls under Alberta's Safety Codes Act, and the property owner is primarily responsible for making sure it complies and has the right permits. Alberta: permits and the safety codes system.
- Ask what the handyman will do themselves and what they'll hand to a certified tradesperson. Check a tradesperson's Alberta certificate with the Alberta tradesperson lookup tool.
Fences, posts and digging
- Setting new fence or deck posts means digging. Request a free locate first so buried power, gas, phone and pipeline lines are marked. Utility Safety Partners: Click Before You Dig
- Before replacing a fence on a boundary, confirm where the property line is and talk to your neighbour about a shared fence.
Paying for the work
- Agree the payment schedule in writing. Find out whether a deposit is refundable and when, and keep it modest: Alberta's tips note that most reputable contractors keep charge accounts with their suppliers.
- Pay the balance once the work is done and you've checked it, and keep the invoice and any warranty with your house records.
